Here’s our conversation with mortgage loan originator and Real Estate Market guru: Dawn Robbins
Hi Dawn, thanks for taking time out of your busy schedule to join us today!
Now, Tell our readers a bit about yourself. What’s your professional background look like? Do you have any specific areas of expertise? Hobbies? Any fun facts? Tell us what makes you unique!
My motto to agents “one stop shopping”, my passion is finding unique ways to make it work and helping first time homebuyers realize their dream of homeownership.
I do everything from down payment assistance, to fix and flip, land, I will even find options for the most challenging files. There is always a way.
I think maybe that is a personal passion to overcome the challenges and not accepting no as an answer.
I personally keep up on not only my programs but the programs at other lenders so if a scenario is a better fit with a credit union, I will be the one to refer them.
Agents should not be wasting time trying to figure it out. That is where we dominate.
Fun facts – Just got my motorcycle endorsement a couple years ago and I put put around town. Love zooming around the dunes on ATV’s to get that adrenaline fix and crazy cat lady extraordinaire.
I dream of having a sanctuary to be named…Reigning cats and dogs.

What insider secrets do you have for our readers on the Future of Real Estate?
After 26 years, you see patterns in the craziness. But this time…well it’s a whole new game on the horizon.
Specifically its why I moved from lender to broker world.
The new world will be who can be lean and mean, who can use automation to do more better faster, and who can still maintain the relationships while doing all that.

Relationships and networking will always be the foundation of our business but did you know that 82% of all clients look at your social media profile before committing to even calling you? That is a major flip of the industry.
It used to be I’m calling because family or friend referred you. Not anymore! Clients are informed and want to research you.
Another fun fact, 68% of clients feel a social media review is just as good as a family referral. So if you do not have your reviews, your social up to snuff you will miss out on the next wave of the industry. And it will be a wave.
Three years of buyers have been sitting on the sidelines waiting to jump back in. With the slightest downward movement in rates they will come back in like a tidal wave. I heard a stat from Blackrock that said 5 million buyers for every 1% in rate drop. I’m sure that number is higher now.
Personally I am in Tom Ferry coaching because I strongly believe it is the difference maker and keeps me networked with top performers nationally who openly share ideas of what works and what doesn’t. I share that information with all my partners.
Coaching is the same in our industry as it is to a professional athlete. Take all the training classes you can, there is always a nugget in every class you use. Good or bad.
Alot of agents will ask me what to post and ultimately when sharing information it is only to be a value add. Use Chatgpt to write it and specify to the platform. It does the heavy listing to drive your business.
As far as buying leads, just don’t. Do the free things first.

Awesome! Lastly, what’s one word of advice or personal motto you’d like to leave readers with?
Cheesy answer but “Build it and they will come!”
Have your checklists, scripts, processes, marketing materials all built and designed. Use etsy, its awesome! (although modify for the BAC changes).
I was telling one of my agents recently, “You ever see one of those money machines where you stand inside the booth and as fast as you can, you grab all the money. That is what this next year is going to look like. Many will stab at each opportunity and only catch a few but what if you had a big ol net?”
Your social media, processes, checklist, scripts on practicing the new buyers guidelines, marketing materIals… all of that is YOUR net!
